Buying Property in Bulgaria — 7 Pitfalls to Avoid

The mistakes that catch buyers out. Written by someone who went through the research, made some of these errors, and came out the other side owning a home.

Bulgaria is not a difficult country to buy property in. The legal process is clear, the costs are low, and thousands of foreign buyers have done it successfully. But there are specific mistakes that come up again and again — and most of them are entirely avoidable with the right information.

These are the seven that catch buyers out most often.

Using the estate agent's recommended solicitor

The agent's recommended solicitor works for the transaction — which means they work for everyone except specifically you. Always instruct your own independent Bulgarian solicitor before you view anything. Their job is to find reasons not to proceed if something is wrong. The agent's job is to complete the sale.

Not checking the water supply

In some Bulgarian villages, water is available only a few hours per day in summer. This varies village by village — not just by region. Estate agents do not volunteer this information. Ask residents directly. Ask the village mayor (Kmet). Our infrastructure report covers water risk by district, but the village-level check is irreplaceable.

Buying before visiting

Properties look different in person. Damp is invisible in photos. Structural issues are invisible in photos. The road to the village in winter is invisible in summer photos. Visit before you commit. If you cannot visit, instruct a local surveyor to view on your behalf — a modest cost compared to the alternative.

Underestimating renovation costs

A £10,000 house is not a £10,000 house. Roof, electrics, plumbing, windows, damp, kitchen, bathroom — the cost of bringing an older Bulgarian village house to a comfortable standard is often £15,000–£40,000 on top of the purchase price. This is not a scam — it is the honest reality of old rural properties anywhere. Understand it before you fall in love with a listing.

Skipping the village mayor visit

The Kmet (village mayor) is the most important source of local intelligence before any purchase. They know every property, every boundary dispute, every infrastructure plan, every planned road change. A 20-minute conversation with the Kmet before you buy is worth more than any amount of online research.

Choosing the wrong region for your life

The wrong house in the right region is fixable. The right house in the wrong region is not. Decide whether you need easy city access, reliable healthcare nearby, an established expat community, or mountain scenery — before you look at properties. Different regions suit different lives entirely.

Not checking title clarity

Some older Bulgarian properties have complicated inheritance histories — multiple heirs, unclear boundaries, unregistered additions. Your solicitor checks this. But understanding that it exists — and that it can delay or prevent a purchase — is important before you fall in love with a particular property.

The One Thing That Prevents Most of These

A good independent Bulgarian solicitor, instructed before you start viewing, prevents pitfalls 1, 4, 6 and 7 almost entirely. They check title, advise on realistic renovation costs, know the regions, and flag issues before you are emotionally committed to a property. The cost of a solicitor — approximately £500–1,500 — is the best money spent in any Bulgarian property purchase.

The water question (pitfall 2) requires your own legwork — talking to residents and the Kmet. No solicitor or estate agent will reliably surface this for you. It has to come from you.
