Veliko Tarnovo Region
Bulgaria's medieval old capital and one of the most popular areas for UK and international buyers of rural property.
About the Area
Veliko Tarnovo was the capital of the Second Bulgarian Empire. The city itself is dramatic — houses stacked on steep hills above the bends of the Yantra river, with Tsarevets fortress visible from much of the town. The old town has a cobbled craftsmen's lane with working potters, icon painters and bakers.
Villages within 10–20 minutes of the city offer the combination of rural quiet and genuine urban access that makes this region consistently popular with buyers from the UK, US and Australia.
What to Consider
Generally more reliable than some other regions, but varies by village. Always check the specific village — not just the general area.
Slightly higher than some other rural Bulgarian regions due to popularity, but remain significantly more affordable than comparable properties in Western Europe.
Established expat community. English is spoken more widely than in more remote areas.
Good road links, reasonable internet coverage in most villages, hospital in the city.
Continental climate. Hot summers, cold winters. Snow is common December–February.
Villages to Research
The villages immediately surrounding Veliko Tarnovo — including Malki Chiflik, Arbanasi and others within the municipality — tend to be popular starting points for researchers. Arbanasi is a historic village in its own right with preserved National Revival architecture.
Research thoroughly: village by village differences in water supply, road access in winter and community character matter more than region-level generalisations.
The Eurozone Factor
Bulgaria joined the Eurozone in January 2026. When Croatia did the same in 2023, prices in popular areas surged. The Veliko Tarnovo region, as one of the most established areas for foreign buyers, is among those most likely to see price changes as the market adjusts to Eurozone membership.
