Yambol & Stara Zagora

Flat farmland, vineyards and quiet villages in south-east central Bulgaria — lower prices than the coast, and a much smaller expat scene.

General information based on personal experience and research up to 2026. Not legal or professional advice. Research thoroughly and seek independent advice before buying.

About the Area

Yambol sits on the Tundzha river in the south-east of Bulgaria. Stara Zagora, to the west, is one of the country's larger cities, with Roman remains in its centre and the A1 Trakia motorway passing nearby. Between and around them are farming villages, vineyards and open plains.

This area sees far fewer foreign buyers than Veliko Tarnovo or the Black Sea hinterland. That can mean lower prices and a more traditional village life — and also fewer English speakers and fewer people who have done it before you.

What to Consider

Water supply:

Summers are hot and dry. Ask residents and the village mayor (kmet) whether there is enough water pressure in August, and whether supply is ever rationed. Always check the specific village.

Property prices:

Generally lower than the coast and the Veliko Tarnovo area. Prices vary a lot by village — a house near a town with services costs more than one in a remote hamlet.

Community:

A small expat scene. Learning some Bulgarian makes a big difference here.

Infrastructure:

Hospitals in Yambol and Stara Zagora. Check the drive time from the exact village, and whether the road is kept clear in winter.

Climate:

Hot summers and cold winters, with less snow than the mountains. Heat in July and August can be hard work for older buyers — think about shade and cooling.

Change in the area:

EU funding for the move away from coal (the Just Transition Fund) is being spent around Stara Zagora, including retraining and new industry. Ask what is planned near any village you look at.

Before You Look at Houses

Visit in high summer as well as winter. Talk to neighbours, not only the agent. Instruct your own independent lawyer (check they are registered at bar-register.bg) before you pay anything.

Research thoroughly: village by village differences in water supply, road access in winter and community character matter more than region-level generalisations.
